The Limits of Conventional Metrics (TIC)
In international practice, total investment cost (TIC) serves as the standard metric for comparing capital assets and development projects. In the dynamic and highly fragmented Greek market, however, a purely metric-based comparison quickly reaches its limits:
- Regional disparities
- Significant variations in land prices and site development costs cannot be captured by generic parameters.
- Geographical particularities
- Whether a site is on the mainland or on an island, together with its distance and logistical connectivity, affects not only the acquisition price but the full range of ancillary, construction and operating costs.
- Conclusion
- An island property cannot simply be equated, in terms of cost or structure, with a mainland property of the same size. A cost assessment at a single point in time therefore falls short.
Location Dynamics
The true value of an investment is not measured solely by the current condition of the asset or its historical acquisition cost:
- Forward-looking value
- The long-term appeal and earning power of an investment — whether residential or commercial property, industrial facility or infrastructure project — depend largely on how its location develops.
- Potential analysis
- Regional development plans, infrastructure trends, demographic factors and EU funding frameworks directly influence asset value appreciation and future exit potential.

- A reliable investment decision requires moving from a static view of asset value to a forward-looking location and risk analysis.
